Brighton 3T’s, Brighton
SCOPE: Soft Strip, Demolition and Asbestos Removal
PROJECT VALUE: £2.3m
This site, which is situated to the East of central Brighton, consists of various masonry and modular buildings within a live hospital environment.
As Brighton’s main hospital facility, the area receives high levels of both vehicle and pedestrian traffic, both of which have to be carefully managed so as to avoid undue disruption to the safe and effective running of the hospital.
The project scope includes asbestos removal works, installation of access/protection scaffolding, soft strip of all fixtures, fittings, furniture and non-load bearing walls, followed by demolition of all structures down to and including ground bearing slab.
The works are being delivered within a tight programme duration, sequenced in line with the hospital’s own phased handover of clinically decommissioned buildings.
A diligent protocol of minimizing dust generation throughout work activities and preventing dust infiltration to areas of hospital wards is being undertaken to control the risk of Nosocomial Invasive Aspergillosis. These measures include fully sheeted perimeter scaffolding, effective dust suppression procedures at source, and targeted hand demolition procedures to parts of buildings in closest proximity of live hospital wards.
As part of the project requirements for BREEAM, measures for recycling of all demolition arisings and the re-use of whole buildings where possible (modular) are both being instigated having been identified following a full pre demolition audit of the works.
