SCOPE: Asbestos Removal, Strip Out and Enabling Works

Arnold House is located on Great Eastern Street, a short walk from Lon-don’s busy Shoreditch High Street, the Broadgate Commercial District and the City Road roundabout. The site is boarded by Great Eastern Street to the North, NSPCC building located on Holywell Lane to the West and a Food Market to the South and Eastern elevations.
Working on behalf of The Property Trust Group this project involved com-plete soft strip of this 5 storey office building including basement vaults. Complex notifiable asbestos removal works to 4no lift shafts and flock re-moval along with non notifiable asbestos removal works were carried out by our in house team in conjunction with the soft strip activities.
Full soft strip involved removal of all services whilst protecting the existing HV substation and cabling, removal of raised floors and suspended ceilings, partitioning, external windows, main stair glazing, removal of 4 No lifts and the careful dismantling of the roof top water tank which was placed into storage for reuse.
Temporary propping designed by our in house Design Team was installed to facilitate complex demolition of roof-top plant room and staircase struc-tures, new lift shaft openings, basement to 5th floor, and de-cladding of the main stair core.
This project was divided into two distinct phases, as areas of the building remained in full occupation for part of the duration, exceptional diligence was required to ensure that the works were planned and executed so as not to impinge upon the incumbent tenants, which stringent control measures deployed.
